How It All Started 

When my husband received the news that he was being transferred for work, we were both filled with excitement and dread. On one hand, it was a great opportunity for him, but on the other hand, we were faced with the daunting task of selling our home quickly. We knew that time was not on our side, and we needed to sell without losing money.

 

As we sat down to discuss our options, panic set in as we realized neither of us had any experience or knowledge about how to sell a house efficiently. We didn't know where to start or who to turn to for help. That's when I remembered hearing about staging companies from a friend who had recently sold their home. Without hesitation, I did some research and reached out to one of the staging companies in town.

 

From the moment they walked through our door, I felt relieved and hopeful. The team at the staging company listened attentively as we explained our situation and gave us valuable suggestions on furniture placement, easy repairs, and what items should be packed up to make our home more appealing to potential buyers.

 

With their expert guidance and hard work over the next few days, our home went from cluttered chaos to picture-perfect. And just like that, multiple offers came pouring in! We couldn't believe it - within a few days of listing our house on the market, it was sold!

That's when inspiration struck, and I knew what my next calling was. After some intensive coursework training and juggling three small children, in 2014 I opened my own staging company.

My ultimate goal is to provide knowledgeable expertise and guidance, just like our stager did for us when we needed it most. And with my hard-working team, we have been able to do just that - helping countless families sell their homes quickly and efficiently with great success.

Looking back now, I am grateful for the stressful experience of selling our home because without it, I may have never discovered my true passion and purpose in life. And as a bonus, we were able to help others along the way too.

Our Staging Consultants are highly trained and certified in order to provide an in-depth evaluation of your property. You'll receive a comprehensive list of suggestions along with tips on furniture placement, décor placements, home repairs, landscaping ideas and more - all tailored specifically to your property.

Basic Pre Listing Consultation - $275

personalized pre-listing consultations, homeowners receive a prioritized list that caters to their unique needs - no surprises, just successful, tailor-made solutions. With the personalized list home sellers also receive our Client Care Booklet filled with tips, tricks, and other helpful information to ensure you're seller is fully prepared for the home staging process.

Stage Ready Prepping 

Make the packing process a breeze with HS Home Staging! Our skilled staging team will come in and pack away items that aren't adding value to your home or needed for everyday use.

We offer two options for our packing service.

​

OPtion 1 - $335 per room 

Let us pack away items that are not enhancing the space or necessary for daily use. We will provide 5 medium boxes, wrapping paper, and packing tape.

​

OPtion 2 - $97 multiple rooms

Our Residential Property Strategist will assist the seller in decluttering, sorting, and categorizing their belongings into four categories: "pack", "donate", "dispose", and "keep". Rest assured, nothing will be donated or disposed of without final approval from the seller. While this option requires more time, our top priority is ensuring a stress-free move. This full-day packing session of 7 hours can be utilized for multiple rooms. We'll provide 15 medium-sized boxes, along with 2 rolls of wrapping paper and 2 rolls of packing tape 

Photo Ready Staging - $ 335 

Flat fee for home up to 2000 sq feet 

We understand that preparing a home for sale is a stressful process, which is why we offer our services to ease the burden. Once the home is stage ready prepped and using only items from the home, our Residential Property Strategist can quickly take care of last minute touch ups on the day of photography. This means you can have peace of mind knowing that everything is taken care of. We strive to provide realtors and homeowners with an efficient and professional service they can rely on anytime they’re selling a property. If you're seeking assistance to ensure the home looks stunning in photos, our Photo Ready Staging package is the perfect choice.

Mini Occupied Stage - $825 

Starting with our Pre-Listing Consultation, our Residential Property Strategist will provide detailed recommendations on how to make the property stand out from the competition. Our Residential Property Strategist with our installation team returns 2 hours prior to photoshoot with a small custom rental package of décor items that are tailored specifically to the property’s needs - all of which will help bring out its best features. Our team will take care of the total setup and styling of the home so that it looks absolutely perfect in photographs.

Occupied Stage - Price varies depending on items needed. HS Home Staging will provide pricing for staging and rentals

Occupied Staging will help to easily improve the aesthetics of any space. Whether you're looking to update furniture in an area or fill empty rooms, we are here to step in and fill those missing pieces. Our Residential Property Strategist can help create beautiful and functional designs, so the space looks finished and attractive—and helps potential buyers envision the potential of each room. Our goal with Occupied Staging is simple: help make selling the home easier. Through thoughtful design and skilled execution, we do our best to make sure all rooms look professionally styled while also emphasizing each distinctive quality, making sure each space stands out in the marketplace today.

Vacant Stage - $2,800 Basic Vacant Stage 

Although our heart is with the occupied homes, we do offer vacant staging.

Our expert staging team arrives with a carefully curated rental package to enhance the property's unique features. We handle everything from the custom staging plan to delivery and styling, ensuring the home looks flawless for MLS Photos. After 30 days, if desired, we efficiently dismantle and retrieve all inventory. Trust us to manage every detail, so you can focus on selling the property.

 

Pricing includes

  • Custom Staging Plan

  • Set up and Tear Down

  • Pick up and Delivery of Inventory

  • Inventory Rental Package (Rental Cost $1,288 per month. First 30 days is included in above price)

    • Living Room Rentals - sofa, coffee table, side tables, occasional chairs, area rug, lighting, artwork, décor accessories

    • Primary Bedroom Rentals - queen bed, bedding, nightstands, lighting, artwork and décor accessories

    • Kitchen Rentals - 4 seater kitchen table and chairs, 3 counter stools, artwork, and décor accessories

    • Bathroom x 2 - towels, artwork, and décor accessories

    • Front Entrance - Artwork or Mirror

HS Home Staging & Design is a fully licensed, insured & bonded. We are an active part of your selling team until the home is SOLD!

that prices are subject to change without prior notice. However, once HS Home Staging has accepted an order, the prices for that order will remain unchanged after client acceptance. It is important to mention that the prices stated do not include any taxes.
